What exactly does your real estate agency do?
We assist clients with the sale, purchase, and rental of real estate. From valuation to the preliminary agreement and final deed: we ensure a smooth and professional process from start to finish. We’re also happy to take on property management!

In which region do you operate?
We primarily operate in and around Leuven and the surrounding region, but we also assist clients outside that area depending on the case.
What does it mean when a property is under option with you?
If a seller accepts your offer, Century 21 Connect will place the property “under option.”
While a property is under option, the remaining sales documents, such as the preliminary sales agreement, are prepared. Once the preliminary sales agreement has been signed and any conditions precedent have been met, the property is officially sold!
Selling a home
How is the value of my home determined?
We provide a professional appraisal based on location, square footage, the condition of the property, energy efficiency, and recent sales prices in the neighborhood.
How is the value of my home determined? How much does it cost to sell my home through you?
We work on a commission basis based on the selling price. During a no-obligation consultation, we will clearly explain our rates and how we work.
How long does it take to sell my home?
This depends on the asking price, location, and market conditions.
How do you promote my home?
Your property will be professionally showcased on real estate websites, social media, our client database, and through additional marketing efforts (photography, video, etc.).
Is there anything else I need to take care of when selling?
We’ll guide you through the entire process, including all necessary certificates (EPC, electrical inspection, urban planning information), so you don’t miss a thing.

How do I start looking for a place to live?

What happens if I want to make an offer?
We will assist you in making a fair and realistic offer and negotiate with the seller if necessary.
What is a compromis (sale agreement)?
The preliminary purchase agreement is a binding document that sets forth all the terms agreed upon between the buyer and the seller.
What additional costs are involved in a purchase?
In addition to the purchase price, you should also factor in registration fees, notary fees, and any bank or administrative fees.
Am I required to renovate a property I’ve purchased?
Starting in 2023, a renovation requirement will apply to houses and apartments in Flanders. If you purchase a house or apartment with an EPC rating of E or F, you must improve the rating to D (or better) within six years through renovation work.
Renting out a home
Can you rent out my property?
Yes, we handle the entire process. We find suitable tenants, arrange viewings, and draw up the lease agreement. What we don’t do is decide who gets to rent the property—that decision is entirely up to you, but we’re happy to offer advice.
How do you determine the rent?
Based on location, property type, condition, and market demand, we determine a fair and competitive rental price.
Do you screen your tenants?
Yes, we conduct a thorough screening (income, references, reliability) to minimize risks.
Practical questions
Is an estimate really free?
Yes, an initial estimate is completely non-binding and comes with no obligations if you are seriously considering selling.
How soon can I get started?
We act quickly and take immediate action once a brokerage agreement has been signed.
Is making an offer binding or non-binding?
Once the seller confirms that they have accepted your offer, your offer becomes binding. If the seller were to reject the offer or make a counteroffer, the original offer would lapse.
If you’d like to make an offer, be sure to keep the following tips in mind:
- Make sure you’re well-informed: stop by the bank beforehand and make sure you’ve obtained all the necessary information about the property.
- Clearly state an expiration date and any conditions in the offer.
